Short Sale
If you are considering a short sale on your home, consider speaking with us first. The Ribenboim Team has partnered with a national loss mitigation firm that specializes in negotiating short sales with lenders. Unlike most local firms that charge up-front fees, our partner works at no cost to you. The fees charged are deducted from our commission when the home is sold. That's a much better way to deal with the situation - expert service, national presence, and much more affordable.
If you are having problems with your mortgage, don't wait until foreclosure starts. There are other, better options for you. Please e-mail me at my personal address for information. Please include your name and contact number. We will get back to you right away. For more information on legal issues with short sales, visit this link, provided by the State of Florida.
REPEAL ORDINANCE 08-133
On April 1st, 2009, Miami-Dade County began enforcing the Certificate of Use Ordinance, requiring that all foreclosed properties obtain a Certificate of Use prior to being sold. While the original intent was to provide home buyers with some measure of protection by disclosing code and/or zoning violations, what can only be described as a bureaucratic "perfect storm" has taken the requirements for this ordinance beyond reason, and we now face the very real risk of a county-induced decline in property values. You can read about the ordinance on the Miami-Dade website. You can find contact for your county commissioners there as well. PLEASE contact them and demand that this ordinance be repealed, and something with more common sense be put in its place!
